External Wall :

Spray paint, limestone, natural stone and GRC panels / mouldings to be used on the external walls of each house.

Internal Wall : The internal walls in living/dinning rooms of each house to be finished with gypsum rendering on cement and sand plastering; or emulsion paint on skim coat in addition (*Refer to Remarks).
Flooring : The floorings in living/dining rooms of each house to be finished with cement and sand screed; or imported quality natural stone in addition (*Refer to Remarks).
Window :

Aluminium window frames with white fluorocarbon coating and clear glazing to be installed in all houses.

Bay Window :

All bay windowsills of each house to be finished with cement and sand screed; or imported quality natural stone in addition (*Refer to Remarks).

Terrace : Floors to be finished with imported homogeneous floor tiles. Glass railing to be installed.
Door :

The main entrance door on the car park level to be finished with solid core timber and wood patterned plastic laminate. The solid wood doorframe to be finished with wood veneer on surface. Deluxe door lock and viewer to be installed. Conduit is to be provided on the adjoining wall for residents to install digital door lock to incorporate with the interior intercom system.

The second entrance door on the car park level and kitchen doors are made of solid core timber with solid wood doorframe. For other bedrooms and bathrooms, only solid wood sub-frames; with the option of oak wood doorframes with architrave, are to be installed (*Refer to Remarks).

Interior staircase : Interior staircase in each of the house to be finished with cement and sand screed flooring; or imported quality natural stone in addition (*Refer to Remarks). Glass railings with stainless steel handrail / ironwork railings with solid wood handrail to be installed in addition (*Refer to Remarks).
Kitchen :

Hot / cold water and town gas supply points to be provided. Internal walls and flooring to be finished with cement and sand plastering or imported quality natural stone in addition; choices of high-quality kitchenware are available as follows (*Refer to Remarks):

Poggenpohl / Miele from Germany / Varenna from Italy kitchen cabinet to be installed. Kitchenwares to be provided include Miele / Gaggenau from Germany gas hob, BBQ grill, oven and steamer, fridge and freezer, automatic coffee maker and cooker hood, and Miele from Germany washer-dryer.

Bathroom :

Hot / cold water supply points to be provided. Internal walls and flooring to be finished with cement and sand plastering or imported quality natural stone in addition; choices of high-quality sanitary ware are available as follows (*Refer to Remarks):

The master bathroom to be installed with Roca from UK / Kohler whirlpool bathtub, Duravit / Villeroy & Boch from Germany / Kohler from USA / Cosmic from Spain washbasin, Duravit / Villeroy & Boch from Germany / Roca from UK / Vitra from Turkey water closet, Dornbracht / Axor from Germany / Newform / Gessi from Italy basin mixer, Newform / Fantini from Italy / Axor from Germany shower mixer, further enhanced with Kohler from USA / Effegibi from Italy steam generator.

Other bathrooms to be installed with Roca from UK / Teuco from Italy / Kohler bathtub, Duravit / Alape from Germany / Roca from UK / Kohler from USA washbasin, Duravit / Villeroy & Boch from Germany / Roca from UK / Vitra from Turkey water closet, Dornbracht / Axor from Germany / Newform / Fantini from Italy basin mixer, and Newform / Fantini from Italy / Axor from Germany shower mixer.

Washroom to be installed with Duravit / Villeroy & Boch from Germany / Kohler water closet, Villeroy & Boch from Germany / Catalano from Italy / Kohler washbasin, and Dornbracht from Germany / Newform / Bongio from Italy basin mixer.

Front Garden / Backyard :

Front garden (applicable to House No. 17 to 78 at Boulevard de Fontaine only) flooring to be turfed and finished with imported homogeneous floor tiles. Walls to be finished with spray paint and skirting tiles. Private swimming pools to be provided at some of the houses.

All others backyard flooring to be turfed and finished with imported homogenous floor tiles and natural stone. The dividing walls adjoining two houses are to be finished with spray paint and limestone skirting. Fence walls are to be finished with limestone and natural stone, metal grille to be installed.

Roof : Floor to be finished with imported homogeneous floor tiles. Glass/metal railing to be installed.
Electricity, TV and Telephone outlets : Concealed electrical wiring and telephone lines to be installed inside each house. Telephone points to be provided inside living room, dining room and all bedrooms. TV points to be provided inside the living room and master bedroom. Clipsal E2000 face plates to be used for electrical switches and socket outlets excluding telephone and TV outlets.
TV Facility : Communal TV / FM and SMATV systems to be provided for each house.
Air-Conditioner : Living, dining rooms and all bedrooms to be provided with Mitsubishi / Daikin / Electrolux split-type air-conditioners.
Town Gas and Water Heater : One / two Noritz instantaneous water heaters to be provided for each house. Gas BBQ points to be provided on the roof of each house and the backyard for some of the houses. Gas hot pot points to be provided in dining room for residents to arrange for their own services.
Security System : Panic alarm button connected to Management Office to be provided in the master bedroom of each house. Video door phone system to be provided for each house with video door phone installed at the car park entrance. CCTV system to be installed at some of the designated car park areas, boundary fence wall and clubhouse.
Letter Box : Letterbox to be provided for each house on the car park level.
Remarks : All others items not specified or any changes should refer to the final approval by the Government. The developer reserves the right, based on actual circumstances or in accordance with the Architect’s direction, to substitute the intended materials as listed on the above Fittings and Finishes Schedule with other materials of comparable quality and standard.
